Accessory Dwelling Units (ADUs) are the legal name in California for a second home built on a property such as granny flats, pool houses, in-law units, backyard cottages, secondary units, and more. It is basically a small home or cottage that can be added to your main residence.

ADUs are typically built on the rear or side of an existing home, but they can also be built on a separate lot if you have enough room.

They cost anywhere from $150,000 to $350,00 and up depending on the square footage, features, and finishings.

Each project is different so if you need an accurate bid, it is always best to speak with a local contractor.

Some people choose to build an accessory dwelling unit because they want more space than they have right now. Or maybe they want extra living space for their kids or grandchildren after they move out of the house where they used to live. Or maybe they just want some extra income by renting out one bedroom on AIR BnB or studio space in their home.

If you want to build an accessory dwelling unit (ADU) on your property, you can do so at any time as long as you meet certain state requirements and follow all applicable local regulations.

California state law allows properties containing one existing or proposed single-family dwelling to be allowed one ADU and/or Junior ADU (JADU).

The minimum size ADU that you can build is 150 square feet and the maximum size is 50 percent of your primary existing residence, up to 1,200 square feet for attached and detached units.

The maximum limit for square footage is 1,200 sq. ft., but that does not take into account your local limits. However, even local jurisdictions need to allow up to 850 sq. ft.

The ADU must also have a kitchen, bathroom, sleeping area, heating, and cooling.
